Professional Tile and Grout Cleaning, Done Right the First Time
Tile floors are built to last, but grout lines trap dirt, grease, and moisture that routine mopping leaves behind. Over time, this buildup dulls the surface, stains the grout, and can encourage mold and mildew growth.
Our IICRC-certified technicians use truck-mounted hot water extraction to flush embedded soil from deep within the grout, delivering a level of clean that household methods cannot match. Every service begins with a thorough assessment, allowing us to tailor the cleaning process and any sealant recommendations to your porcelain, ceramic, natural stone, or mosaic tile.
Our Tile & Grout Services
Surface Tile Cleaning
A thorough cleaning of the tile surface itself, lifting everyday soil, grease, and residue before deeper grout work begins.
Deep Grout Line Cleaning
Truck-mounted hot water extraction reaches into porous grout lines and flushes out embedded soil that mopping cannot touch.
Grout Repair & Replacement
Cracked, crumbling, or missing grout is repaired or replaced, restoring both appearance and water resistance.
Grout Sealing
A protective sealant is applied after cleaning to help resist future staining and make upkeep easier between visits.
Grout Color Sealing
Renew faded grout to a like-new shade, or change the grout color entirely to refresh the floor without retiling.
Glass & Fixture Polishing
Removal of hard water mineral deposits and polishing of glass shower doors and bathroom fixtures while we’re on-site.

Our Tile and Grout Cleaning Process
A straightforward, five-step process from assessment to final walkthrough.

On-Site Assessment
A certified technician inspects your tile type, grout condition, and any problem areas before providing a firm estimate. This is also when we identify whether sealing or color sealing makes sense for your floor.

Pre-Treatment
We apply a cleaning solution matched to your tile type to break down embedded soil, soap scum, and mineral deposits before extraction begins.

Deep Extraction Cleaning
Using truck-mounted, high-temperature extraction equipment, we wash, rinse, and extract soil directly out of the grout lines and tile surface, well beyond what surface mopping can achieve.

Grout Repair, If Needed
Cracked, missing, or heavily deteriorated grout is repaired or replaced during this step, restoring both the appearance and the water resistance of the grout line.

Sealing and Final Walkthrough
A protective sealant is applied to help resist future staining, followed by a final walkthrough so you can see the results before we leave.
Tile Types We Clean
Every tile surface behaves differently under cleaning. Here is how we approach each one.
Porcelain Tile
Dense and highly durable, porcelain responds well to deep cleaning. We focus on lifting embedded soil from grout lines while restoring the tile’s clean, polished appearance.
Ceramic Tile
A popular choice for kitchens and bathrooms, ceramic tile cleans exceptionally well with deep extraction. We safely remove built-up grime while protecting the tile’s finish.
Natural Stone Tile
Natural stone requires specialized care. We use pH-balanced cleaning solutions and recommend sealing afterward to help protect against stains, moisture, and everyday wear.
Mosaic Tile
Mosaic tile contains more grout than standard tile, requiring extra attention. We adjust our cleaning process to thoroughly clean every surface while protecting the installation.
Tile and Grout Cleaning: Common Questions
Straight answers to what homeowners ask us most.
-
How often should tile and grout be professionally cleaned?
Most homes benefit from professional tile and grout cleaning every 12 to 18 months. High-traffic areas like kitchens and entryways, or homes with pets, often need it closer to once a year to prevent soil from becoming permanently embedded in the grout.
-
Can dark or discolored grout actually be restored?
In most cases, yes. Deep extraction cleaning removes years of embedded soil and can bring grout back close to its original color. For grout that has staining too severe to fully reverse, color sealing can restore a uniform, like-new appearance.
-
Is sealing tile and grout necessary?
Sealing is not required, but it is strongly recommended, especially for natural stone and any grout in wet areas like bathrooms and kitchens. A sealant creates a protective barrier that makes future stains easier to clean and helps the grout resist moisture damage.
-
How long does tile and grout cleaning take?
Most residential jobs take a few hours, depending on square footage and whether grout repair or color sealing is included. We provide a time estimate during your assessment.
-
How soon can I walk on the floor after cleaning and sealing?
Light foot traffic is generally fine shortly after cleaning. If a sealant is applied, we recommend avoiding foot traffic for at least 30 minutes, and keeping the floor free of standing liquids for 24 hours while the seal fully cures.
-
Can you clean grout without replacing damaged tile?
Yes. Deep cleaning and grout repair are done independently of tile replacement. If we notice cracked or loose tile during the assessment, we will point it out, but cleaning and grout repair can typically proceed without any tile replacement.
